Fire safety and zoning implications for a schematic building design.

Program: Alcohol rebab center with off-street parking.
  • Use Type V-B sprinklered or non-sprinklered construction. Provide the most building area that can be placed on the site, using sprinklered construction only if it permits greater building area.
  • Parking stalls and any access aisles, driveways, or roads no closer than 20 feet from building.
  • Do not make the width of the building less than 30 feet.

Zoning regulations:

  • Off-street parking requirement is 1 space (stall) per 500 sq.ft. of total building area.
  • Assume 90-degree parking with 65-foot double-aisle or 46-foot single-aisle width; stall width is 8-feet.
  • Two parking spaces must be accessible, and located in an appropriate place relative to the building entrance. See ADA guidelines.
  • Provide space for backing out of last stalls in any aise.
  • Provide 25'-wide entrance to parking from street, with 25'-minimum "throat" (distance between end of 15'-foot radius transition at curb and first parking space).
  • yards (setbacks) are as follows: front = 5'; side = 10'; rear = 25' applicable to building only; parking may extend to within 5 feet of property line.

Site: 140' x 240' site (defined by property lines) with 25'-wide street centered in 50'-wide right-of-way (r.o.w.) on southern site boundary. The distance from the western to the eastern property line is 140'.

Requirements:

  • 1. On one sheet of 8-1/2" x 11" paper: site plan at 1/32" = 1'-0" showing building outline (roof plan), parking stalls and aisles, vehicular access to street, building entrance, dimensions of building and required setbacks, graphic scale, and north arrow. Number stalls and indicate accessible spaces. Write the number of stories and total building area on the building's "footprint."
  • 2. Attach calculation sheet.
