Problem statement: Analyze the fire safety and zoning implications for a schematic restaurant design.

Program: Restaurant with off-street parking.

  • Use Type V-A non-sprinklered construction. Provide all building area on 1 story.
  • Parking stalls and access aisles no closer than 20 feet from building.
  • Do not make any building dimension smaller than 30 feet.

Zoning regulations:

  • Off-street parking requirement is 1 space (stall) per 500 sq.ft. of total building area.
  • Assume 90-degree parking with 65-foot double-aisle or 46-foot single-aisle width; stall width is 8-feet.
  • Two parking spaces must be accessible. See ADA guidelines.
  • Provide space for backing out of last stalls in any aise.
  • Provide 25'-wide entrance to parking from street, with 25'-minimum "throat" (distance between end of 15'-foot radius transition at curb and first parking space).
  • yards (setbacks) are as follows: front = 5'; side = 10'; rear = 25' applicable to building only; parking may extend to within 5 feet of property line.
  • maintain clear fire department access (i.e., no parking spaces) on at least 1 side of building fronting on a street or parking-access aisle.

Site: 200' x 200' site with 25'-wide street centered in 50'-wide right-of-way (r.o.w.) on southern site boundary.

Requirements:

  • 1. On one sheet of 8-1/2" x 11" paper: site plan at 1/32" = 1'-0" showing building outline (roof plan), parking stalls and aisles, access to street, dimensions of building and required setbacks, graphic scale, and north arrow. Number stalls and indicate accessible spaces.
